Prospective Tenant Information

This information is intended to help you understand the general process of renting one of our properties and to inform you of some basics of being a tenant. It is not intended to be all-inclusive or to replace or supercede the lease or other legal documents.

Property Showings

We assure our tenants that we will be as little trouble as possible when showing the properties to prospective tenants. If you see a property that interests you, we suggest that you preview it on our website www.boonerentalhouses.com. Then, if you wish to see the property, you can either drive by using the directions provided on the website for an exterior view or call or e-mail us for an appointment. Most showings are done on Fridays or Saturdays and we prefer to give our current tenants at least 24-hours notice.

Application Process

Should you decide that you wish to rent one of our properties, the following process will be followed:

1. All applicants in the party should tour the property with a Boone Rental Houses Property Manager. The applicants will be shown the unique features and systems of the property and will be told about the policies and expectations of the Property Owners & Managers.

2. Print and fill out the Application and Credit Form from the forms section of boonerentalhouses.com. Please fill it out completely and send it to us along with a $30.00 non-refundable application/credit fee for each applicant. Application Fees must be paid by check. No cash accepted. Mail to:

3. Ask your parent or guardian to complete the Co-Signer Application Form, available in the forms section of boonerentalhouses.com. No additional fee is required and this form may be faxed to us at 1-866-522-8815, or scanned and e-mailed to us at office@boonerentalhouses.com. If your parent is uncomfortable including a social security number on the form, we can take that information over the telephone. It is used to obtain a credit report. Read and understand the Tenant Rules and Regulations included in the Current Tenants section of the website, in order to avoid surprises. These rules and regulations will be signed later as an addendum to the lease. We do not allow pets.

4. Acceptance of applicants will be determined solely on rental and credit history, willingness to comply with our rules and ability to pay. If we receive more than one set of applications for one of our properties, the lease will be executed with the first group of tenants to successfully complete the application process. A completed application process means:
1. We have applications and $30 from each applicant.
2. We have received your parent/guardian co-signer application.
3. The credit report is acceptable.

Successful applicants will be contacted in order to arrange a meeting for execution of the lease documents and payment of the security deposit. This process must be completed within two weeks of notice of acceptance.

Leasing Process

After successful completion of the application process, we will meet with you in order to execute several legal documents, as follows:
1. Fixed Term Residential Lease
2. Lease Guarantee
3. Tenant Rules and Regulations Addendum
4. Lead Paint Disclosure Addendum (if required)
5. Others as required

Your execution of these documents along with your payment of required security deposit will reserve the property for you. Advanced copies will be provided to you for review upon your request.

Move In

The property manager will contact you to arrange a meeting at the property for a move-in inspection and payment of first months' rent. Upon payment, you will be presented with keys, a Move In Letter and a Landlord Tenant Checklist for you to complete, indicating the condition of the property at your move in. This document will be used to determine whether you return the property to the landlord in identical condition, except for normal wear. It should be carefully completed and returned to the property manager.
